Northville home selling tips

A Northville home seller there are two documents that you will have to fill out and share with buyers. One is a Lead based paint disclosure if your home was built before 1978. Paint that was manufactured before 1976 had lead in it.

In Michigan you need to disclose if you have any reports about lead based paint in your house. Another document you will have to fill out is the Seller's disclosure. This form is about the age of certain items, whether items are part of the sale, and whether they are working. They ask about basement and roof leaks.

Be honest and fill out the form correctly. Failing to disclose something could end up in a lawsuit. It is better to disclose an item than to be sued later. I hope these Northville home seller tips help you understand some of the paper work that you will be filling out.

Livonia real estate- buyers closing information

When you are closing on a piece of Livonia real estate here is the information I send out to my buyer clients to help them prepare the week before.

Closing is Friday on February 17, 2012 @ 1:00pm

You will do the walk thru at 12:15. A walk thru is just to make sure the house is still standing, not damaged and items are still there. Only takes about 15 minutes at most. You just want to make sure the furnace, hot water tank is still there. That the owner is moved out and that there hasn't been damage done to the home since you saw it.

We will be sending you real estate documents to look thru prior to closing. THESE ARE NOT YOUR FINAL NUMBERS. Your mortgage person will get you those so keep in touch with them. These are just real estate documents that you will see and sign at closing. They do not include mortgage costs. You will make the cashier's check out to yourself and sign it over to the title company at closing. IT HAS TO BE A CASHIERS CHECK.

YOU MUST ALSO BRING YOUR DRIVERS LICENSE to the closing. Closing can take from ½ hour to 1 ½ depending how fast you sign. At closing you must sign all the documents or you are not going to get the loan. You cannot change the banks documents or the wording. You should ask your mortgage loan officer to get you a closing package to read prior to closing. That way you will have read over them, and be ready to sign them. That is why we send you the real estate documents beforehand.

You need to call the utility companies to set up your utilities to come on the day of closing. This is very important as the seller will be shutting them off that day. Not having them could cause the pipes to freeze or having you have to sit there waiting for the utilities if they are shut off and you do not have them scheduled to be turned on.

Water is automatically switched over when you file the property transfer affidavit (you will sign and get the form at closing) We will explain what to do with it at closing.

Plymouth real estate update May 2012

With spring of 2012 has come the hot Plymouth real estate market. There are just so few homes on the market that it has become a sellers market. It is a great time to sell your home. If you are a buyer then it is a lot tougher to find the home you want. Be prepared to get into bidding wars, losing houses before you even get to see them or put into a bid.

The Plymouth real estate market is that hot. I listed a Plymouth home a week ago and it sold in 2 days. We had three offers on the house and it went within 1.5% of list price. And we had priced it high because it was a hot sellers market. So my advice to Plymouth home sellers if their home is in good to excellent condition is to price it at the upper end of the price range. Don't be a hog and over price it! Look at the comparables and price it at the high end if the home has been updated and if the realtor thinks it is a great home.

My thoughts to Plymouth home buyers is to be prepared. Have your pre-approval ready. Be ready to put in an offer as soon as you look at the house if you like it. Unfortunately some clients never get on board and they end up looking for months and months. If you are a thinker and need a week to make a decision then you are most likely going to miss out on the best homes. It's just that simple.

I had one client that complained that their first real estate agent never got them into the homes quick enough and they were always sold. Then I found out why. They could never look at houses until Sunday. By then they had been on the market for 6 days and sometimes sold. You can not do that in this Plymouth real estate market. Get out and look at the homes right away. That is the first step.

Plymouth first time home buying tips

As a Plymouth first time home buyer it can be quite confusing on what to do or look for when buying a home for the first time. One of the things I tell all my Plymouth first time homebuyers is to look at these 6 items as these are the items that can be quite costly.

1.) Approximately how old is the roof? Does it need immediate replacing or is it newer?

2.) Basement - Is there signs of water or leakage in the basement

3.) Has the kitchen been updated?

4.) Have the bathrooms been updated?

5.) How old is the furnace and hot water heater? Are they older or newer?

6.) Windows? Are they the old 1950s or 1960s metal windows

As a Plymouth first time home buyer look at these items. You will get an idea whether to cross the home off the list immediately if there are too many repairs or needed updates. You do not want to buy a money pit....unless you have $20,000 to $50,000 laying around.

A home inspector will be able to tell you more when you have the house inspected but you can sometimes visually tell about most of these items. I always say if you can get 4 or more of these items that are positive shape that is a good sign. Of course the more of these items that good is great for you.
