One night about 4 months ago I got this call one night from a first time home buyer.  He was interested in Farmington foreclosures, but was also interested in Northville real estate and Novi homes for sale.  So I sent him and his wife a few listings and he started looking on line on my website Livonia real estate and Wayne County real estate.   He called me a few times and we went out and looked at a few Farmington MI foreclosures.  We only saw about three homes when we went into a Farmington foreclosure.  

    This home was a disaster.  It needed about $40,000 of work.  It was cheaply priced but it was a disaster.  So we had a talk that day about not all foreclosures were deals.  That sometimes a nicely updated house was a better deal than a foreclosure that needed a lot of work.  I asked my home buyer if they had the skill set to do all the repairs many of these foreclosures needed?  Did he have the money to pay for all the repairs?

I think that got him thinking.  Next time we went to look at houses we looked at an updated home.  They fell in love with this updated Northville colonial.  The home didn't really need anything.  It had a newer roof, newer windows, updated kitchen.  It was a nice home at a good price.  My first time home buyer hired a home inspector and hired an attorney to help him through the process.  We closed on the house a month ago.

I got a call the other day from him thanking me for helping get his Northville home. That always makes me me happy to hear.  He said he has been watching the real estate market and he believes that he got a good deal on the home.  He was happy he bought because there was nothing better on the market even now.

Now that is a good phone call.  A satisfied client that loves his home.
