I like sharing stories of this Livonia first time home buyer because it becomes a tip or advice to other home buyers.  So the question is "are you really ready to buy?"  I have been working with these Livonia first time home buyers for about six months. 

Livonia and the Metro Detroit real estate market is a hot market right now.  Homes are selling quickly.  So the first two questions to find out if you are really ready to buy are:

      1.) Do you have your pre-approval, financing, and money for down payment ready to go right now? If you find a house you can't wait to get more money for down payment. And you don't want to wait until Monday to get a mortgage pre-approval if you find a house on Friday night. So be prepared and have your pre-approval letter and finances in order.

      2.) If you found a house today that you loved, was in your price range, and met your criteria would you put in an offer today? If you couldn't or wouldn't do that then you may miss a few homes because they will be sold before you put in an offer? I have had several clients that waited a few days or a week then decide to put in an offer only to find out it is sold.

What usually happens to Livonia first time home buyers after they lose a few homes they look for somebody to blame.  They aren't going to blame themselves even if their real estate agent has told them several times to get their pre-approval letter together.  They aren't going to take the blame if they wait a week to put in an offer and then find out the house is sold.

If you want the house put in an offer.  Sure I can call the listing agent on that Livonia home and let them know that you are interested.  Sure they might call us and notify us they got another offer.  But they don't have too.  If is a good strong offer they probably won't call us.  Why would they?  So if you have found a house, don't dilly-dally put in the offer today.  You should have answered the question "Are you really ready to buy"  Yes I am ready to buy right now.  You will be successful in your home buying.
