Basement Mold - Buying Metro Detroit foreclosuresWhen there is basement mold in a Metro Detroit foreclosure the key is where did the mold come from? Did the mold come from a sewer backup or from the sump pump being off? Or did the mold come from a broken pipe upstairs? You can usually tell the difference by looking up in the floor joist of the first floor. Or you can tell by the mold line (the height of the mold). When looking up at the basement ceiling you might notice mold on the floor joist or on the bottom of the first floor flooring. That means that there was a broken pipe above on the first floor or the second floor. That makes me a little nervous. There may be mold in the walls of the first floor. You may have to take up some of the flooring on the first floor because it may warp. Usually when you see a Metro Detroit foreclosed home it is cold and relatively new to the market. So sometimes the damage the water has done hasn't gone to the full extent. The mold hasn't gone into full bloom or the floors haven't swelled or started to buckle. If you have to take up floors because the have buckled, you may have to take out cabinets or carpeting. So buying a Metro Detroit foreclosed home with basement mold can open up a big can of worms. You need to know where the water damage originated from. That helps you determine the extent of the mold damage. So the bottom line is that if the mold originated from a broken pipe on the first or second floor it is a bigger mold issue than if it was a sewer backup or broken sump pump. You want to remediate the mold areas or remove the flooring or drywall that has the mold on it. Remember that there could be mold in areas that you can not see. If you have asthma or breathing problems I recommend that you don't buy a Metro Detroit foreclosure with basement mold. Just my thoughts.
