How accurate are Zillow estimatesMy clients sometimes ask me "How accurate are Zillow estimates"? Zillow doesn't doesn't proclaim to be 100% accurate in fact they have a page that tell you how accurate they are for each region. The average margin of error of the Zillow Zestimate is 17.2% (for the Detroit market). 17.2% is the margin of error they have for the Detroit real estate market. That is a large number. In their table they say they are only accurate 17% of the time within 5% of sales price and 55% of the time within 20% of sales price. Zillow for our area is not a true accurate indicator of your Metro Detroit homes value. Zillow estimates are just a beginning (a starting point) to figure out what your home is worth. Honestly it is just a figure that is computer generated. Some are high, some are low. Zillow pulls from public records and other information, and some areas in Metro Detroit the public records divisions are still in the dark ages. They are not totally computerized. So zillow sometimes gets bad info or incomplete info which in turn results in bad estimates. It takes a real live person to pull and dig out all the local sales. A real live person that knows what is going on in the local market. I can't tell you how many times I have seen on the national media that it is a buyers market. (It's not in the Metro Detroit area in many instances) Every city is different in what is happening. Condos and homes sales are even different. Sometimes it even varies from mile to mile in some cities. It takes a real live real estate agent to help determine how much an old kitchen will take away from the value. Or if a pool adds or subtracts value. A computer from Zillow can't do that from thousands of miles away. But I as a local realtor can help determine what you should sell your house for.
