What are those repairs really going to cost you when buying that Novi home?  I was going out with a young first time homebuyer.  They weren't really knowledgeable in the world of contracting and what repairs would cost.   I wanted to make sure they could financially afford all the repairs in the Novi home. 

So after they decided that they kind of liked the Novi home I said we should take a walk through and write down all the possible repairs.  Of course we broke it down into had to do now and would like to do sooner or later.

So we wrote down

1. Paint the rooms - cost of paint, rollers, and pans
2. Put in a new sky light - it leaked
3. New kitchen counter top
4. New carpeting
5. Long term new bathroom counter top
6. Filter for the pool
7. light fixtures

Then I sent them off with their list to Lowes / Home Depot.  I wanted them to check what it would cost to do some of the work themselves and what it would cost to have it installed.

Could they afford to do the repairs that were needed right away?  Did they want to deal with the other long term repairs.  It is great to dream about that beautiful cherry kitchen.  But can you afford to put it in long term?Once you start a family costs add up.  Plus the costs of owning a home sometimes stretch a budget.  So check out what it would cost you to do all the repairs of the Novi home before you buy it.  No matter which home you are buying it pays to know the costs before you put the offer in.
