Here is a quick Canton Home buying tip for any home buyer that is looking to buy a Canton foreclosure.  Many time the bank or listing agent sets specific terms in the listing ticket.  They may be: Buyer to assume city certificate of occupancy or listing agent's company to hold the earnest money or buyer to pay listing agent's transaction fees.

Then AGREE TO IT IF YOU REALLY WANT THE HOME.  Why fight over minor items.  I call them minor because of these reasons.

1.)  A bank does not do repairs in 99% of Canton foreclosures.  So if they aren't repairing the Canton foreclosure they can't get the certificate of occupancy.  So if they aren't going to get the C of O for you any ways.  So why argue about it?

2.)  Either the listing agent's company or your agent's company has to hold the earnest money.  So what does it matter who holds it.  If you are worried about the additional trouble to get your earnest money back if you don't buy this Canton foreclosure, then I think you are not fully committed to buy the house.  So take a step back and decide whether your really want the home.  Then either walk away or commit to buying this Canton foreclosure and let the listing agent's company hold the money.

3.)  The listing agents transaction fee is most likely less than $295.  So when you send over your offer the listing agent has to make a choice between an offer that is going to pay the fee or not pay the transaction fee....who do you think the agent is going to chose.  It's not going to be your offer if it is going to cost the listing agent money.  So is it worth losing the house over less than $295?

When making an offer you have to make smart decisions.  Arguing or refusing to comply with instructions from the listing agent or bank is only going to lose you the house.  So make a sound decision on what to offer for this piece of Canton real estate and follow what the listing agent wants you to do.
