I did a good deed!!!!Yep....I did and I am so proud of myself. I have a deal that went past the closing date last Friday. After 45 days the out of state mortgage company wasn't ready to close the FHA loan. So I followed up on Monday and never got a call back from the processor. It was a holiday but he never called as of today. But my client called me at noon. The processor wanted them to find the phone number of the appraiser that did the appraisal on the previous deal that fell apart on the house. We (the listing agent, me, and the borrower) had all told the loan officer and the appraiser that a previous FHA appraisal had been done within 6 months. They insisted they needed a new one. Well today they realized they need the old appraisal. Never mind that they have had the loan for 50 days. But it got me excited that the processor was trying to put his work off on a buyer. They were upset because they didn't know how to get it. I said I would get it. So I went to the state of Michigan's website to look up this old appraisers license nothing. I tried all different spellings. So I called the processor to get the exact spelling he had. I went to google put in the spelling and put the appraisers name. BINGO. I got the appraisers name and phone. I called the appraiser to verify he did the old appraisal. So I sent the processor this email: Here is a little trick for you it is called google.com you type in "Joe Smith real estate appraiser". And this is what comes up on the second listing. It's amazing tool. That way you don't have to send the borrower on a wild goose chase. Here is the phone number for the appraiser. Yes I did get a little sarcastic with the processor. But I do get a little excited when the processor is falling down on the job and delaying the process. He could have done the appraiser search several ways but he passed the buck onto the buyers. It was going to delay getting the info not get it sooner. After that stunt and finding out we were a ways yet from closing I called the processor's boss. The boss admitted they had screwed up and had known about it since Dec 22 and had done nothing about it. Needless to say she was jumping on it herself. Yes the processor doesn't like me much, but at least we are now moving towards the closing after a 28 day mistake. So not only is my client a little happier but I DID MY GOOD DEED AND TAUGHT THE PROCESSOR ABOUT GOOGLE. (he's in CA they might not know about it there?)
