Here is a Northville home buyer tip about inspection times in the purchase agreement.  I recently had a Northville home buyer that wanted 40 days to inspect the Northville home.

In your purchase agreement there is an clause about inspection times.    It basically says that the seller shall permit the buyer to chose their own home inspector and allow to have access to the whole property to have it inspected.  Then it say that the inspection shall be concluded within _____________ days.  We usually fill in the blank with 7.

Seven to ten days is standard.  Nothing can move forward really with out the inspection being done and agreement that the deal is moving forward.  You as a Northville home buyer don't want to pay for an appraisal until you are sure the house is sound and you have had the home inspection done.

The seller, the listing agent, and me your agent are not sure it is a solid deal, a solid purchase agreement until the home passes inspection or everybody agrees on repairs or a price reduction (if something major is found in the home inspection)

So no seller or agent really wants a 20, 30, or 40 day home inspection period.  Everything is in limbo until that home inspection is done.  That is why we put in 7 days to get the home inspected.
