A title company is like an local insurance agent.  They are backed up by a large insurance underwriter.  So their job is to provide clear title.  But what is clear title you ask?

A title company provides clear title by making sure:

• all past tax bills are paid and tax bills are current up to the day of closing
• the water bill is paid up to the day of closing
• that any past contractor liens are paid
• that there are no state or federal tax leins on the property
• that any association dues are paid up current up to the day of closing

That's what the title companies job is.  To provide clear title for you.  The insurance premium the seller and your mortgage company pays is to cover their potential losses when something is missed.
