Livonia Real Estate Update

Everybody wants a Michigan home bargain and everybody had heard about a friend that has gotten the greatest deal. I hear these stories daily and sometimes I check them out.  That is what is great about the MLS and public records.  I can go and find out what the house really sold for.  What I am finding is that many people are not using the list price as the basis for their great deal.  They are using what  the house was worth or sold for at the height of the market.  

Many great deals are just average deals for the metro Detroit real estate market.  I see them daily.  I have seen many homes and I am constantly looking at public records for my clients.  8 of the homes I have seen lately had mortgages of over $200,000 at one time and they were listed in below $150,000.  Some of them are not even worth $120,000.  Whether it is Livonia Real estate, Northville real estate, or any Metro Detroit home it should look like a bargain from what the high price.  So don't get excited about that.

Get excited if you are getting the home for less than what the current market is now!!!

Get excited if you are getting the Livonia home or any home for less than a $100 a square foot.

Get excited if the home you are buying is being sold for a lot less than other listed homes in the subdivision.

Many people are disappointed when their ridicoulously low offer gets rejected.  "Because their friend got a home at 50% off"  I would bet 99% of these stories are false.  They did not get 50% off the list price.  It just is not happening in the Livonia real estate market or the Metro Detroit real estate market.
