Livonia home selling tips - don't put it off

Livonia home selling tip of the month is - don't put it off.  I live in Livonia MI myself.  If you are like me you have put off some of your home repairs for years.  Like all husbands I'm tired after a day of work and the last thing I want to do is repair the toilet or crawl under the sink.  Sure we do some of them, some we hire done.  But some of them we put off.  Very few homes are perfectly maintained or updated.

Sometimes it just isn't financially possible.  None of us have a money tree out in the back yard.  Even then we always have other uses for the money.  Sometime we just don't put the money we need to back in our Livonia home.  Take those expensive home improvements your partner wants, they don't always fit in the budget.  I always say men and women think differently. We think differently on what is more important to use.  ( I think men can get by with a less up to date home)  There are always other expenses like vacation, kid's college, and weddings so some things got put off.  It's life, the house sometimes is at the bottom of the list

I put off $1000 chimney repair for years.  I need a new garage door.  Do I need it now?  No, but it groans and creaks when you open it.  If you are thinking of selling your Livonia home down the road now is the time to start doing some of those projects.

Are their nail pops and seams in the drywall that need a little repair.  Do you have a stain in the carpeting that you cover up with a rug or piece of furniture?  You may need to replace the furniture to help you get the home sold.   Is the bedroom wood floor scuffed up? Are some of the kitchen tiles cracked? Then the best option is to repair the items.

Do it like me.  I am possibly thinking of selling my own home in a couple of years so I am going through and doing some of the projects.  I'm doing the ones that may save me money in energy costs.  I am finally putting that extra insulation in the attic.  I took the energy credit so it may pay for itself.  So it may be a wash by the time I live here for a couple of years.

I'm doing the projects like the bathrooms because I'll enjoy them and I won't be ruining them by using them.  They will be okay for a few years while I'm living in the house.  Leave the painting to last if you can because you want a fresh paint job right before you sell.

  I did get the chimney fixed.  I already did one bathroom remodel and I am going to do the second one in the beginning of the year.  Little drywall work and painting I'm doing.  I fixed the slow drain.

All those projects I hate, but if I want to sell quick and for more money then I need to get these things done.  Sure I'm not going to get all my money out of the house that I put in, put I'm going to enjoy some of the improvements while I am still thinking of selling.
