Metro Detroit home inspections

You have been looking at Metro Detroit real estate and you have finally made your choice.  The purchase agreement has been signed.  Now it is time to schedule a home inspection.

Everybody needs a home inspection !!!!

No if, ands, or buts about it.  You should pay for a home inspection by an experienced home inspector.  So we decided that..... you need a home inspection but what other inspections do you need.

Here are some other inspections that you can get

  • radon test
  • sewer video inspection
  • furnace inspection
  • mold test 
  • roof inspection

Some inspectors make money off the other tests and inspections that they sell you.  I know one company that makes money off of home security sales.  So be careful.  What you have to take into account is that all inspectorshave to recommend that you get these other tests.  If they find something questionable outside of their expertise they have to tell you that you should get another inspection done.  They have to recommend another inspection to protect themselves.  You have to determine how important that next test is.  Cha-ching out of your pocket.

What you should do before you just start shelling out all the money is to decide how important the deficiency is.  I have had clients pay for a furnace inspection for a little rust that was determined to be nothing.

Hey I would recommend that you have all the tests if you have lots of money.  A regular home inspection is $300 -450.  A radon test is usually over $100.  A sewer video inspection is $150 -$250.  A furnace inspection is $75.  A mold test $300 -$500.  A roof inspection $50 -$75.  You can easily spend over a $1000 in inspections.  But you have to be realistic.  Do you have the money to pay for all of them.

Money spent on a Metro Detroit home inspection and other tests is money well spent.  Especially if it turns up a major problem.  A $1000 worth of inspections is a small price to pay to keep from buying a money pit.  So it is your choice on what inspections to pay for.

Many first time homebuyers are nervous and unsure about the Metro Detroit home buying process.  So sometimes they get spooked and take one of each.  Do what you feel comfortable with so long as you have the money.

Remember if you don't buy this home, you are going to need to have enough money to do inspections on the next house.
