Michigan Buyer's agentThere is no commission for being your buyers agent at least for me. I have heard of some real estate agents charging more than what the seller pays for the commission. Let me explain how we actually get paid. In Michigan on every transaction the seller splits the commission between the listing agent and the person who sells the house. So if you buy a house through the listing agent he "double dips" the commission and he has no loyalty to you. So I get paid by the seller of any home we buy and my loyalty and duty is to you and not the seller. I get paid the same percentage no matter what home you chose. It's my job to negotiate the best possible deal so you are satisfied with it, help you get the inspection, check the comparables home sales in the area, and help make the process go as smoothly as possible. It's my job to iron out all the wrinkles in the deal. That's how agency works up here in Michigan. I have to laugh when I buyer says they will only work with the listing agent. I don't know if they don't realize is that the listing agent isn't really working that hard for them. They want to sell the house any way they can. You are just a fish to them. Where as a buyers agent doesn't care if you buy that specific house. I have seen listing agents sell a home to an unsuspecting buyer that was $20,000 over price. I wouldn't have my family do it that way if they were buying in a different state. A buyer agent will be looking out for you and you alone. So no you don't have to pay me to be your buyer's agent!
