There have been 25 Northville foreclosures that have sold in the last 6 months.  Here are all the Northville foreclosures that have sold recently.  Northville and Northville Twp do not have a lot of foreclosures as compared to some cities.  In fact there have only been 25 Northville foreclosed homesthat have sold in the last 180 days.  In fact if you look at the table in the depth you will notice that 7 Northville foreclosures sold at over above list price.  Six foreclosures sold within 5% of list price.  Eight Northville foreclosures sold within 10% of list price.  Only 4 have sold more that 15% below list price.  If you look at the recent Northville foreclosure sold prices and list prices you will notice that many of them have sold within 10% of list price.  The price per square foot has been as low as $57 a square foot to as high as $135 a square foot.

What you can take out of this information is that Northille foreclosures aren't being sold at steep discounts below list price.  So if you think you are going to put in a 50% below list price offer and get the Northville home don't be surprised when you don't get the home.  It's just a waste of everybody's time and paper.
