Novi home seller mistakes and how to avoid them

How to avoid making a Novi home seller mistake that can cost you dearly.  You should never do is to let somebody work on the the house before they own it .  A buyer should never have access to your Novi home to paint, install, or fix anything before they close and you have a check in your hand.  This is an importatn Novi home selling tip because it can get you in all sorts of legal trouble.

Over the years I have buyers agents call me up and ask me if it was alright that their clients started working on the home before they closed on it.  Even my buyers have asked me to ask the sellers to do it.

But

NEVER

           NEVER

                      NEVER!

You should never let a home buyer work on your Novi home ( or any home) before closing because of these 4 reasons:

  1. Legal and financail Liability--- if the buyer or one their contractors get injured on your property you are liable for the damages.  Can you afford to be sued by an unlicensed contractor.  Or would you like "Uncle Buck" suing you because he isn't an plumbing contractor and he got hurt fixing the plumbing?  It wouldn't be his fault of course.  It would be yours.  There is no sense to open yourself to financial liability because the buyers are in a rush to start fixing up the home. 
  2. Time Issues --- What if they burnt the house down or damaged it?  I can guarantee that they aren't going to close on the house until YOU REPAIR IT.  Yes you repair their mistake.  Why would they buy a damaged house.  Can you afford to wait to get the home fixed.  It could take weeks or months toiIa
  3. Unknown issues --- what happens if the home buyer starts working on your Novi home and he finds termites or a major repair problem that you and they had no idea of.  When you get involved into a repair or remodeling project, there are always things that pop up.  You don't want to kill your home sale because of the home buyer finding out it is more extensive repairs or work than they thought.  Some Oakland County home buyers get a little buyers remorse after they buy the home.  Let it be after they own the home, not before.  You do not want them backing out of the deal before they close on it.
  4. Home sale doesn't go through -   What happens if they start working on your Novi home and then they lose their job or the mortgage doesn't go through.  Then you have a half started project that you are going to have to pay for to finish.  What happens it is ugly or is a determent to selling.

So my Novi home selling tip is never let any buyer start working on your Novi home before they close on the home.  As your listing agent I am going to advise you never to do this.   You are putting yourself in a dangerous position.  I don't want you to get into trouble.
