Pricing your Farmington Hills home - Farmington home selling tips

When pricing your Farmington Hills home be careful; the years of owning your home can cause a strong emotional attachment and can cloud logical thinking.  I have friends that live in Farmington Hills and at one time homes in their subdivision sold for $600,000 and higher.  Now the homes are selling in the $450,000 range, tops!  But my friends still think their home is worth $600,000 because it is one of the bigger homes in the sub and because "THEY THINK" their home is so nice.

Unfortunately the home is chopped up and doesn't have the open layout so many Farmington homebuyers love, and it has this hideous grape wallpaper.  My friend just goes on and on about how expensive and nice the wallpaper is.  But it's ugly.  A prospective Farmington Hills home buyer will think the wallpaper as a negative.  Sure there may be one or two people that may think it is nice, but the majority will not.

This is absolutely normal, and fortunately, there are real estate professionals like me to help bring a logical, non-emotional approach to selling your Farmington Hills home. The key to pricing your Farmington Hills home is to look at the local homes that have sold in the last six months (similar to your).  That is the real indicator of what your home is worth.

You can't be like my friends.  You have to be realistic.  My friend's home is only worth $450,000 no matter how you slice it. No bank will appraise it for more, no buyer is going to pay $150,000 more than any other similar square footage home in the sub.  A over price home will just sit.

So the bottom line is:

Step back and put away "my house is the best attitude" and look at the comps.  Don't give your house $20,000 for that fancy $400 bathroom faucet or $50,000 for that extra ½ car garage nobody else has.  It's not realistic.  The recent sold homes should be the major basis for pricing your Farmington Hills home
