Canton Township Real estate - Canton homes for saleCanton Township was once a farm community that has grown from a little over 5,000 40 years ago to just under 80,000, as of the 2000 census. Canton Township is just 25 minutes from Detroit and Metro Airport because of Metro Detroit's great highway system. And it is only 20 minutes to Ann Arbor! From 1980 to 2005 the next 25 years Canton grew tremendously. Canton Township real estate became more valuable because of the building boom. It grew steadily westward from I-275. Canton homes got bigger and more expensive. In the 1970's and 1980's there were a lot of Canton ranches and tri-levels built. But in the 1990's and 2000's Canton real estate changed. The primary home styles became colonials and cape cods. Most new Canton homes that were being built were now over 2000 square feet with 3-4 bedrooms. There were homes being built in Canton that were over 4000 square feet. Canton Township has become a well organized community with shopping districts, parks, and beautiful subdivisions due to a good master building plan. So if you have a Michigan relocation in your future take a look at Canton real estate and homes. It's a safe city with a good school system. It may be just what you are looking for! Two First time home buyer tipsIf you are a first time home buyer here are two tips to get you started on path to home ownership. If you want to cut down the time you spend on looking for your first home you should decide on these two items first. •1. Decide on your wants and needs. Make a wish list for your new home before you start looking. Include what you want and what you need-which items you are willing to give up and which are most important. This will help you decide which type of home will be the best fit: new construction or an older home; and single family, townhome or condominium. •2. Decide on a location. Issues to consider include the price of properties; the school district; travel distances to work and schools; property taxes; and area amenities. I will provide you with detailed information about the neighborhoods you are interested in and coordinate showings of suitable properties. When first time home buyers do not have the city picked out they waste a lot of time looking in different cities. Try to narrow your city choices to two or three cities. If you can write down your wish list of what you really want in a home that too will save you time. If you come to me and tell me that you want a 3500 square foot house for a $100,000 I will be honest with you and tell you that is not possible. But if you don't share that with me and keep it in your mind that you want this huge house. Then we are both are going to be wasting a lot of time chasing an impossible dream. Trying to find a house you can't afford to buy. I hope this first time home buyer tips help narrow down what you really want in a home. I guarantee that you will save yourself a lot of time by writing down what you really want before you start looking for a Metro Detroit home. If you are a first time home buyer, please give me a call or email me if you need help finding your first home. 313-310-9855 Michigan Lake Info:

Basement Mold the best scenario - Buying Canton foreclosuresIf you are looking to buy a Canton foreclosure with basement mold the best scenario is when the sewer has backed up or that the damage is from the sump pump. When the electricity is shut off to a Canton foreclosure the sump pump can't run. Then the basement floods. That can be the cause of mold. Usually you can tell that because the mold is only comes up a short distance up the wall. There is no mold on the ceiling, no mold on the floor joists, or on the bottom of the first floor flooring. What is great about basement mold that has been caused by ground water is that it is easy to remediate and fix the basement. Basement mold scares many buyers, so finding a Canton home with basement mold caused by ground water can get you a house at a very low price. Now remember I am not a mold remediation specialist and I recommend you to hire a professional company or to read more on mold remediation from other sources. To take care of this basement mold here are some of the steps you need to take:
Basement mold is a serious issue. So don't take what I say as gospel. Research the subject more on your own. NEVER BUY A HOME WITH MOLD IF you have breathing issues. If the home has been professionally remediated and has a guarantee then you might consider it. But sometimes you can find a Canton home or a home with basement mold that may not be a major issue. You may be able to buy that Canton home at a price way below market price. Michigan Lake Info:

What does pending mean? - Canton real estate talkYou have been looking at a Canton home and now you see the word "PENDING" on the listing....What does pending mean? When a Canton home goes "pending", it means they have an accepted offer on the home. So pending means another buyer and the seller have signed a purchase contract. There are two ways that this Canton home can come back on the market. 1.) The buyer could decide they do not like what the home inspector found out about the house. 2.) The buyer's mortgage could not go through. Those are usually the two reasons a Canton home would go back on the market. But don't get your hopes up. It is rare that a home goes back on the market after being marked "Pending". So no you can't go see the house. So no you can't put an offer in on the house, even if it is better. It is too late. So what pending means is that that Canton home is off the market and "pending closing". They are going through the steps of getting it to the closing table. I hope this explanation of pending clears up any questions you have. Please give me a call 313-310-9855 or email me at yesmyrealtor@gmail.com if you are interested in buying or selling a Canton home.
