In 2007, CNNMoney.com listed Farmington Hills, Michigan area its 55th "Best Place to Live." Oakland County is touted as one of the wealthiest counties in the Midwestern United States, with Farmington Hills being one of the county's top family income areas. Farmington Hills consistently ranks as one of the safest cities in the United States, as well as in the state of Michigan. In 2010, the area ranked as the 30th safest city in America.

City Offers Zero Interest Winterization Loans

The City of Farmington Hills is offering help to qualified homeowners who plan to winterize their houses.  Zero Interest Winterization Loans may be used for home improvement projects such as adding insulation or replacing windows, roofs or furnaces.

Funding for this program is provided by the U.S. Housing and Urban Development Office through the Community Development Block Grant. To qualify for the loans, applicants must have owned and occupied a home in Farmington Hills for at least one year.  The family must also meet Federal income guidelines, for example, a family of four must have a gross income of less than $56,800.

Change Your Clocks and Smoke Alarm Batteries on Sunday, Nov. 6

The Farmington Hills Fire Department is joining with nearly 6,000 fire departments nationwide in promoting the annual Change Your Clock, Change Your Battery campaign on Sunday, November 6.

Fire Lt. Denny Hughes encourages all residents to adopt the simple, life-saving habit of changing smoke alarm batteries when they change their clocks back from daylight savings time to standard time. "It's an easy, inexpensive,and proven way to protect your family and your home," said Hughes.

Since 1987, the International Association of Fire Chiefs has joined forces with Energizer batteries to spread the message that non-working smoke alarms are responsible for needless home fire deaths and injuries.  Now, 24 years later, thanks to the Change Your Clock, Change Your Battery campaign, home fire deaths continue to decline.

Although 95% of American homes do have smoke alarms, 20% have worn or missing batteries, which puts nearly 19 million homes at needless risk.  The peak time for home fire fatalities is between 10 p.m. and 6 a.m. when most families are sleeping.  A working smoke alarm can provide the critical extra seconds needed to get people out safely.

"The Farmington Hills Fire Department has a free smoke detector installation program," says Hughes. "We've installed hundreds of smoke alarms over the past 20 years and will continue to do so until everyone who needs them has them."

Farmington Hills for all ages! Farmington Hills has classes and events for children, teens and adults. There is a variety of things to do during every season.

Art and Music Classes Now Enrolling

Art Classes for Kids and Teens:

Pottery for Kids, Kids love to get into clay! Ages 8 - 13, Instructor, Erin Fournier.  In this exciting class, students will learn basic hand-building techniques such as sculpture, pinch, coil and slab.  Tuesdays, November 7 - December 12, 5-6 p.m. at the Stables Studio, Heritage Park.

Art Classes for Teens and Adults:

Exploring Ceramics, ages 14+, Instructor, Erin Fournier.  Learn techniques such as pinch coil and slab.  All levels welcome; multiple projects will be completed.  A great class for parents and teens to take together!  Mondays, November 7 - December 12, 6:45-8:45 p.m., Stables Studio, Heritage Park.

Watercolor Studio - Intermediate/Advanced, ages 17+, Instructor, Marjorie Chellstorp. Continuing students will focus on improving their own style through individual attention.  Tuesdays, November 22 - December 13, 10 a.m.-1 p.m., Stables Studio, Heritage Park.

Walking Photography, ages 12+, Instructor, Jacob Nothstine.  Learn how to capture nature while you walk the trails in our beautiful parks.  Professional photographer Jacob Nothstine will share special techniques that will help make your photos outstanding! Wednesdays, November 9 or November 16 (Heritage Park, meet at Nature Center) 5-6 p.m.

Pastels-Still Life, ages 17+, Instructor: Fran Seikaly.  Learn about value, luminosity through the layering of colors, the use of warm and cool colors, shadows and depth!  Mondays, November 14 - December 19, 1-3:30 p.m., Stables Studio, Heritage Park.

NEW! Wool Felting Workshop, ages 17+, Instructor: Meredith Reeds. Learn the process of manipulating wool fiber (roving) to create a unique fabric.  Leave the workshop with a completed project such as a purse, scarf or jewelry! Saturday, November 12 - 10 a.m.-2 p.m., Stables Studio, Heritage Park.

NEW! Camera Intensive Workshop, ages 17+, Instructor: S. Kay Young. Learn more than the basic skills in this four-hour intensive workshop designed to teach you how to master your digital camera! Saturday, November 19,

1-5 p.m., Stables Studio, Heritage Park.

Music Lessons and Classes for Kids, Teens and Adults:

Piano:

Piano Lessons: Individual piano lessons are offered at the historic Longacre House, for children - adults, aged 8 and up, Monday through Thursday, by talented instructor Jim Nuckolls.  Session times and dates vary.  Lessons are available for beginning through advanced students.

Guitar:

Both group classes and individual lessons taught by Al Rosenthal are available at the Costick Center.  Group lessons (ages 12 - adult) are an excellent way to learn from each other, in a comfortable setting. Group acoustic guitar lessons for beginning or intermediate students are held on Saturday mornings, with beginners at 10-10:50 a.m. and intermediate at 11-11:50 a.m. Private lessons are held for ages 8 and up on Wednesdays and Fridays, with different session times available.  Private instructions include acoustic, electric or bass guitar and are tailored to each student.

Vocal Lessons and Groups:

Do you love to sing and wish to develop your skills? Aspiring singers can take advantage of professional performer Bruce Pooley's many years of experience on the stage with individual vocal lessons.  Children aged 8 through adults of all skill levels will learn proper vocal placement, pitch control, breath support, ear training, note reading and more in these fun-filled lessons, geared to each person's individual needs.  Vocal lessons are Mondays and Saturdays at the Costick Center; session times and dates vary.

Should you fear an appraiser? Farmington Hills home buyer tips

Appraisers are sometime viewed with fear by buyers. That appraisal can upset a deal. If an appraisal comes back low, your mortgage lender will refuse to make a loan based on the purchase price, and the seller will be forced to meet the appraised value - or forfeit the deal.  Or  you will have to come to the closing table with more money?

What does a low appraisal mean to you the Farmington Hills home buyer?  An appraisal is just one appraisers opinion of the value of the home?  Is it the true value?  Not necessarily?  I have seen appraisers make mistakes and come in $25,000 low.   It depends on which other sold homes they are comparing it too, and how they feel it compares.  Sometimes a Farmington Hills appraiser won't give much value to a top end finished basement or a totally updated home with all the latest amenities.

They are sometimes limited by what they can give for value for a certain section of the home.  So even though that finished basement with the theater room, bar, and full bathroom cost $100,000.  They may only give it a value of $10,000.  So the appraised value may be different than what the true market value is worth.

I have seen homes where there are 5 bidders on the home and all the bids are over list price.  Yet later the appraisal comes in low.  It happens.  But should you start worrying now?

NO!   You can't change what the appraiser will do.  Worry about what may happen will just cause you sleepless nights.  So let the appraiser do there job.  Remember they are just trying to give an honest opinion of what they feel the home is worth in their professional opinion.
