The size of Livonia, MI is approximately 35.7 square miles on the western side of Detroit, in Wayne County, MI. Livonia is about 15 miles from Downtown Detroit. Livonia’s boundaries are Inkster Road on the east, Eight Mile Road on the north, Eckles Road and Haggerty Road on the west and Joy Road on the south. It is bordered to the east by the city of Redford. And bordered to the west by Northville and Plymouth. Farmington Hills and Novi are on the Northern border of Livonia. Livonia is very accessibile to many highways. The City´s great location offers easy east-west access via the Jeffries Expressway (I-96) and north-south transportation on the I-275 expressway. You can get to any where in the metro Detroit area easily from Livonia.
Livonia has condo and singe family homes. The home styles include bungalows, ranches, colonials, tudors, and contemporary. The prices range from $100,000 to $600,000 for single family homes. From a 900 square foot home to 4,000 square foot colonial with the latest amenities. Livonia has condos ranging from $40,000 to $325,000 with square footage from 600 to 2600 square feet.

Livonia relocation and general Livonia real estate informationIf you have a Livonia relocation in your future here is some general Livonia real estate information. Livonia Michigan is located in the western suburbs of the Metro Detroit area. It is located in Wayne County about 20 minutes from downtown Detroit, and 20 minutes from Ann Arbor, and 15 minutes from Southfield. I would say that the majority of Livionia real estate is either 1000 square foot ranch homes or 1800 -2200 square foot colonials. Of course the City of Livonia has ranchs, tri-levels, bungalows, colonials, and quad-levels ranging from 800 to 3500 square foot. Many of the ranch homes were built during the years 1950 - 1970. The colonials started being built in the 1960 and 1970's with many new subdivisions built recently. The ranch homes are usually brick 3 bedroom, 1 - 1.5 bathrooms, basement, one or two car garage. (sometimes attached) and about 1000 square foot.
The 1960 - 1970s colonials are usually half brick, half vinyl or aluminum. 3 or 4 bedrooms, basement (sometimes 3/4 basement....no basement under the family room) 2 + bathrooms, 2 car attached garage and about 1800 -2400 square foot. The newer colonials are larger with master bedrooms, master baths, and walk in closets. They range in size from 2400 to 3600 square foot. I myself live in Livonia and think it is a great little town to live in. Livonia SpreeLivonia is a great community town and the city officials each year put on the Livonia Spree with the help of local businesses. Todays the last day of the Livonia Spree with only the fireworks left. The Livonia Spree is held between Eddie Edgar Ice Irena and the Livonia YMCA at Ford Field off Farmington Rd between I-96 and 5 Mile Rd. The Livonia spree is usually held the last week in June and the fireworks are held on Sunday evening. The had food tents with coney islands, pizza, middle eastern food, hamburgers, hotdogs, elephant ears, cajun food.
Everybody had fun enjoying the rides and the entertainment. Livonia Spree is a family event with lots of police presence to make sure the fun didn't get out of hand. There were the carnival rides, the carnival games and of course carnival food. We all love corn dogs and elephant ears once a year. And the Livonia Spree is a great place to sample them. I even got into the act. They even had racing pigs, circus acts, and other entertainment for the kids. They had a beer tent for the adult refreshments. Local restaurants and churches had many of the food booths. If you are thinking of moving to Livonia you won't be sorry. It's a great place to raise a family and live whether you are young, old, single, married, kids or no kids. I hope to see you at the Livonia spree next year or at the fireworks tonight. Good Metro Detroit real estate agents gofishing for information. That is the key to our business. I have been looking at Livonia condos and Northville condos with a first time home buyer. We have it down to about 4 condos that she really likes.
I pulled all the recent sold condos in the 3 different Northville condo complexes and we found out that two of the condos were about 20% over priced. Condos that were listed at $135,000 should be selling at about $115,000. The other 2 were close to what they should sell for. So I went fishing for information from the listing agent. Listing agents aren't supposed to tell you anything about their client or their bargaining position unless the client lets them. But information slips out all the time even with the best agents. The listing agent normally sends out a email form asking for feedback on what we thought of the condo. They ask if we think it is in good condition, what we think of the price, and they even have a comment section. So I filled out the comment section saying that compared to the recent sold Northville condos that sold in the complex theirs were high about $20,000 too high. That my client was interested but.....the price was an issue. One I don't know if it would even appraise at $25,000 lower to meet the banks standards. Well one agent called up and said don't let price be an issue. He had talked to his client and the client said to bring them an offer. Bingo. I got what I needed to know. They were flexible and they realize that the Northville condo was a little overpriced. On the opposite end I got a call from the other agent. Now he spilled his guts. He told me everything about the seller and his position. Where the seller was moving to and all about him. He also stated that we couldn't count Northville foreclosures when comparing prices. (What planet is this agent on) He basically said his condo was a great price. And this was the condo that absolutely needed to come down $14,000 even to be in the ball park. Sure somebody might pay cash and over pay for the updated condo. But it wasn't worth the price in this Metro Detroit real estate market. So after talking to this agent we more or less can cross this condo off the list. Because they aren't going to deal and they are overpriced for the market. It saved us a lot of time putting in an offer and wasting our breathe. Now we down to three choices. So whatever my client chooses at least she knows where the Northville condos should be priced at and what is a good deal on the home.
