Should I accept this low offer? Novi home selling tipsYou received a low offer on your Novi home and now you want advice on whether you should accept it. Here are the points you need to consider. 1. Comparables - Is your Novi home priced right? Or are you over priced. If you are over priced then it may be smart to accept the offer especially if it is in line with current sold prices. 2. Condition of home - Is your Novi home is average or poor condition? Does it still have that 1970's kitchen or that bathroom with pink and black tile? If your Novi home needs work to bring up to move in condition or needs lots of TLC then maybe you should accept that lower offer? 3. External and internal factors - External factors such as a small back yard, odd layout of rooms can throw off even the best Novi Realtor? There is no set deduction for items like that. So yes a Realtor may of not put enough consideration into that fact. You are getting a lot of showing, but your Novi home may be sitting because home buyers don't like that it has an odd layout or small backyard. So again I may take that lower offer 4. Length of time the Novi home has been on the market- If your home has been on the market a week, it is priced right, and in good condition I would not accept the low offer. But if it has been on the market over 30 or 60 days then I might consider it. Remember you don't have to just accept the offer. Counter back with a reasonable counter offer. Just don't counter back at the price you want to accept because the buyer may counter again. I hope these Novi home selling tips help you think about what to consider when you get a low offer.
