Farmington Hills real estateHere is what is happening with Farmington Hills real estate. You can get get the information from the table below where it breaks down the information by price points. Currently there are 372 Farmington Hills homes for sale that have been on the market an average of 156 days. The lowest price of a a piece of Farmington Hills real estate was $16,000... which is hard to believe because a couple of years ago you couldn't even buy a piece of land in Farmington for $16,000. In the last 30 days 59 Farmington Hills homes have sold. The average time on the market was 99 days In November 85 Farmington Hills homes sold that had been on the market an average of 136 days. In October 60 Farmington Hills homes sold that had been on the market an average of 105 days. In September 75 Farmington Hills homes sold that had been on the market an average of 96 days. So basically from September until now homes were selling between 3-4 months after being put on the market. So this table basically tells me that on the average the current Farmington Hills home inventory has been on the market longer than average. Could it be some of these Farmington Hills MI homes for sale are over priced for the condition they are in? They have been on the market too long. Currently Farmington & Farmington Hills MI has about a 6 month housing inventory. As a general rule, 5 to 6 months of inventory is considered to be a normal or balanced market. Over 6 months of inventory and we have buyer's market. Less than 5 months and we have a seller's market. The smaller the available inventory, the tighter the market is. Keep in mind that these are simply guidelines and will differ from market to market.

Island Lakes subdivision Novi MIWhat's the real estate market like in Island Lakes subdivision in Novi MI as of 12/5/2010? Island Lake subdivision is a fairly large subdivision that is being built around a small lake in Novi MI. There is only one builder and they are Toll Brothers building company. All the homes that sit on the lake have been completed, but there is still many homes and home sites to be completed. Island Lakes subdivision is a carefully planned subdivision with quite a few parks and a couple of beach areas for the residents to enjoy. Currently there are 26 Island Lake homes for sale. 12 of them are to be built homes. The other ones are existing homes for sale. They have been on the market an average of 237 days, but that number is misleading because the "to be built homes" stay on the market longer than the other homes.

Yorkshire Subdivision Novi MIThis is a quick nieghborhood update on Yorkshire Subdivision in Novi Michigan as of 12/5/10. Novi is one of Oakland County Michigan affluent cities. With several subdivisions having million dollar homes and even two that are gated Novi homes range from small ranch to large estate style homes. Yorkshire subdivision homes range in the 2000 - 2800 square foot. The homes are a mixture of ranches and colonials. The subdivision is locate off Taft Rd between 10 and 11 Mile Rd. The subdivision is with walking distance of Novi High School, Novi Library, and Novi police department. Currently there are no Yorkshire subdivision homes for sale as of December 5, 2010. In the last year there were 6 Yorkshire subdivision homes that were leased and 3 homes that were sold. The homes that were sold ranged from $91 a square foot to $112 a square foot. There were on the market an average of 71 days before they were sold.
