Check list to help your child move - Canton home sellers tips

Parents many times do not think about their children when they have to move for job or financial reasons.  But for a child a move can be very traumatic or emotional.  It is the fear of the unknown.  What will my new school be like?  Will I ever see my good friend Nathan again?  Will I be able to go to dance class anymore?   Use these tips to help your child adjust to the move

  • Before you put that for sign up in the yard talk with your child about any feelings, questions or concerns he or she may have about the move.  Then continue to talk to them throughout the process.
  • Make a checklist of important items your child will need immediately.  Put them in one box.  Put them in your car and take them with you personally.  It will be better than waiting for the movers to find the box.
  • When packing separate some of your child items that they can play with and keep occupied while you are unpacking.  You don't want them to be bored when you are the busiest.  It would just add to your stress.  So have a few electronic toys, books, crayons, and things to do for the first few days.
  • Put together a box of your child's important items and possessions that can be opened immediately when you arrive at your new home.
  • Ask your child if they would like to help you pack a box of their personal items.  That gives them a sense of control over the move.
  • Give your child things to do list.  You want your child to feel involved in the move. Even if it is as simple as bringing their own belongings.  Important:   DON'T RELY ON THEM TO DO IT.  FOLLOW UP AND MAKE SURE IT IS DONE.  Nothing is worse than something left behind.  You will be starting off on a bad foot if you don't turn around and get it.  So be sure to have a check list of your child's belongings.
  • After you move take your child and introduce them to the neighbors and the kids in the neighborhood.  Take a walk around your new neighborhood to show them the area and the local parks.

Farmington Hills events that are great for the kids

Farmington Hills is a charming place to live and there are numerous events that are great for the kids. The City of Farmington Hills is a place for family and friends.

Youth Theatre Presents "Disney's Aladdin, Jr."

Nov. 17 - 20 at the Costick Center 

The award-winning Farmington Hills Youth Theatre will bring six performances of "Disney's Aladdin Jr." to the Costick Center stage for the first time on Nov. 17 - 20, with two matinees on the weekends.  A fun-filled, affordable entertainment for all ages, Youth Theatre performance tickets are only $10; children 3 and under are free.

Explore "A Whole New World" with "Disney's Aladdin, Jr.", a youthful version of the beloved fairy tale of Aladdin and his beautiful Jasmine, filled with all the adventure, classic toe-tapping songs, and delightful characters of the original movie, including the hilarious Genie.  The production features over 140 children, youth and adults in two enthusiastic, talented casts.  Performances will be held:

Thursday and Friday, November 17 and 18 at 7 p.m.

Saturday and Sunday, November 19 and 20 at 1 p.m. and 5 p.m.

Tickets are available at https://recreg.fhgov.com, can be reserved by calling 877-785-7763 or will also be available at the door.  The Costick Center is located at 28600 W. Eleven Mile Road in Farmington Hills.

The Farmington Hills Youth Theatre was created nine years ago by the City's Cultural Arts Division, in conjunction with Sky's the Limit Productions.  Since then, the program has grown enormously, and has included thousands of children in its performances and audiences.  Parents have called the Youth Theatre the "Dale Carnegie for Kids," noting how it builds confidence, strengthens communication skills, and creates new friendships.

The Cultural Arts Division also offers classes and a variety of summer camps for both beginners and advanced actors, ages kindergarten through high school, including a special "Script to Stage - Little Stars" program for kindergarten through second grade, running from Jan. 22 to Feb. 29, with a public performance on March 2.  For more information, call 248-473-1859.

6 Steps to Preparing for a home showing - West Bloomfield home seller tips

1. Get the house clean. This is important. A filthy house will turn home buyers off. Either clean it yourself or hire a cleaning service. A spotlessly clean home is not essential; dirt and clutter will turn off a home buyer.

2. Mow your lawn, clean the sidewalks, and clear off the front porch. Make sure the kid's toys and miscellaneous stuff is put away. Bring in the trash cans too! Put everything you can in the garage or shed out of sight.

3. Lock up your valuables, jewelry, and money. Put away important papers and bills. Although a real estate agent will be on site during the showing, it is impossible for the agent to watch everyone all the time. Theft doesn't occur often, but let's take pre-cautions anyway.

4. Turn on all your lights inside the house. When it is gloomy, rainy it will make a world of difference. Even in the daytime, lights add sparkle and make the house a little more welcoming..

5. Take your pets with you or to a friends or a neighbor. Or leave them outside. If that's not possible, crate them or confine them to one room (a basement or bath), and let the real estate agent where they are. Leave some treats out if they are prone to barking. Every dog loves a treat

6. Leave. Seniors are notorious for wanting to be in the home. It is the worst thing you can do. Home buyers don't want to be sold. They want to look at a house in quiet and not be afraid of talking to their partner. It is awkward for prospective West Bloomfield home buyers to look in your rooms, closets and express their opinions of your home with you there.

Should you list your Farmington Hills home at a above market price now?

I had a old client call me last May to sell their Farmington Hills home.  At the time they called me they had three foreclosures in their neighborhood.  I brought them all the recent sold homes in the area.  I figured the max the house would appraise for was $185,000 because most of the homes sold in the low $170,000.

The sellers wanted to move quick and sell quick to move to Florida.  There was a home they wanted to buy there.  They wanted to list it at $250,000.  I told them it wouldn't sell at that price at that time.

These Farmington Hills home sellers would have been smarter to sit back and wait to sell their home.  But they didn't want to wait.  They had to move now and buy that Florida home before it was gone.  They talked to 3 realtors.  Two of us told them the bad news about what they could get.  They went with a different realtor that said they could get $250,000.

Well last week one of my Michigan relocation buyers wanted to see the home.  Well the Farmington Hills home showed poorly.  It was empty, void of all the furniture.  The grass was full of leaves and the home looked abandoned. 

This home has sat for five months unsold.  They have lowered the price to $235,000 and it still is over priced.  They may get lucky and somebody offer them $20,000 less.   They may get lucky and get a cash buyer.  But if they would have priced their Farmington Hills home right in the beginning it would have been sold.

They would be paying another 6 months of taxes, lawn cutting, electric, and gas bills.  They  wouldn't be worrying about the house at all.  They would be relaxing in their new Florida home with no worries of a home back in Michigan.  But they would not accept the reality of the recent sold prices.  They set the home price to a figure they had in their head.  They unfortunately wanted to believe the highest price realtor.

So here it is going into the sixth month and the home sits unsold!
