Should I fear the home inspection - Novi home selling tips

Novi home inspectors sometimes find issues or flaws in a home that can undermine a deal or reopen home negotiations. The value of the house is linked to its condition. Should you fear the home inspection?  No not really.  You can't hide defects from the home inspector.  You don't want to get sued later for the issue.

So the home inspection might come into play to indicate the true value of the house. That can put you the owner and buyer back at the negotiating table to work out repairs, a cost reduction, or concessions.   If it is a major issue or an issue that another inspector is going to find it must be fixed.  By who is the question?  Remember the buyers are most likely younger than you are.  They most likely have less money than you do.  They may have major apprehension about buying the house unless it is fixed.  Remember they may be new to the home buying game.

Novi home inspectors have years of experience looking and finding flaws in a Novi home.  That's what they do.  Most times it is normal small items.  Items that you probably put off for years fixing.  Those usually don't hurt you.

 If there is a problem in the home and it is going to cost a $1000 or more dollars then it may need to be fixed.  The home buyer may not have the skills to fix it.  The home buyer may not have the money to fix it after they pay for the closing costs and the down payment.

Put yourself in the buyers shoes.  Would you buy the house in that condition?  Would you want to inherit the set of problems that come with the house?  Most likely not.  That is the usual issue with sellers when they start to dig in their feet over inspection issues.  The common statement is "I lived with it".  Well the buyer doesn't want to.  They don't want to buy your Novi home unless you fix it or give them a reduced sales prices.

So should you fear the home inspection?  What ever will be, will be.  You can't change what the Novi home inspector will find.  You just have to make rational decisions (not emotional) to solve any issues that come up.
