Maybe you can sell the home to somebody else. In this situation these two items are most likely going to be found by any home inspector. So if you don't do it now, you are going to have to do it with the next buyer. SO WHY DON'T YOU DO THE REPAIR RIGHT NOW? Even if you don't sell it isn't safe for you either.
