Somebody broke into the house we have an accepted offer onand they stole the hot water heater, the furnace, and the appliances out of it. So what happens now? Well it depends on who the seller is. If it is a HUD home most likely you are out of luck. You can buy it "as is" or walk away from the deal. You can ask for HUD to replace the items but usually they deny the claim. At least that has been the experience in my office. If it is a foreclosure it can go either way. The bank may or may not replace the items. So if the bank doesn't replace the items, once again you have the choice of buying the home "as is" or walking away from the deal. If it is a private owner they have to replace the items. They will usually get it done quickly. If it is a short sale it can go either way. The seller may not be able to afford to replace the items. The bank most likely won't replace the items, especially if it is before they accept the short sale. Even after the acceptance the bank may not do anything. Your best hope is that the owner has money or insurance so the items can be replaced.
