Northville Lakefront properties

There are very few lakes in Wayne County Michigan.  Stonewater subdivision was built during the years of 1999 - 2008.   There are still some open lots left in the subdivision for new homes.  There is about 443 homes in Stonewater.

The homes are mostly Colonial and Cape Cod style.  Most of the homes have stone & brick exteriors, 3 & 3+ car garages, 4-6+ bedrooms, 3 + bathrooms, basements (some walkout).  Square footage of the homes range from 3300 - 5700 square ft.  When the homes were first built it was not unusual for the price tags to be over a million dollars.  Now with the economy and Detroit's housing market the prices are much lower.            

There were 38 homes sold in the last year.  The highest price was $1,337,948 and the lowest price in Stonewater Subdivsionwas $420,000.  That $420,000 Northville home originally sold for $999,000!

18 of the homes that sold last year were lakefront properties.  The lowest price for a Wayne County MI waterfront property in Stonewater subdivision was $570,000 for a 4200 square foot home.  The highest price lakefront home was $1,337,948 for a $5300 square foot home.  The $570,000 was a Northville Stonewater foreclosure so that is one of the reasons it was so low priced.  It also probably had some maintenance issues (I am not for sure as I was not in that one).

                                                  

There are 11 parks, gazebos, walking trails, trout stream, 6 small lakes totalling 115 acres.  The lakes are not all sport but do allow electric motor pontoon boats.  The subdivision was carved out of a old gravel pit and has many different builders giving a variety of homes and styles.   Stonewater lakes are not all sports lakes.

If you live in Stonewater Subdivision the school district would be Northville Schools. There are currently 8 Stonewater lakefront  properties for sale ranging in price from $775,000 to $1,799,999. 

There are no Stonewater lakefront foreclosures at this time.

I am trying to give you a gauge of what Stonewater subdivision is like so if you are looking at Northville real estate you can make a good decision.
