They will pay to fix it right? WRONG Did you know most home inspectors limit their liability to the cost of inspection! WHAT? You read that right. When you get a home inspection they initially go over a form in the very beginning. In that form you sign off that the home inspector has no liability other than the cost of the inspection. SAD BUT TRUE. That is why it is important that you hire a good home inspector. One of my clients hired a home inspector. They missed 3 major issues. When they called and complained they got a run around. I even called and got the run around too. Last month the owner of the company came in and asked me why I don't use them. I told him about the problem, and how he responded. He didn't have any response. Needless to say I would never use them again because missing 3 major items on a Southeastern Michigan home inspection is inexcusable. I wouldn't have one of my clients use them even if the inspection was free. Unfortunately most if not all home inspectors limit their liability. I just wanted you to know as a first time home buyer or a home buyer that you aren't covered for missed home inspection issues. You need to know that upfront and hire a good home inspector.
